Our Seven Step New Home Buying Process

7 Step Process

The new home buying process may seem daunting at first glance, but it doesn’t have to be. As with any endeavor that seems complicated or nuanced, the easiest way to tackle it is to break it down into smaller steps. We believe the buying process should be simple, clear, and transparent – so that buyers know what to expect and look forward to every stage of the journey. Buying a new home is one of the most exciting things you can do, and we want it to be a fun, memorable, and amazing experience for you!

 

That’s why we’ve created the Sego Homes Seven Step Process. Our new home consultants will guide you through each step, providing timelines and information and answering all your questions, so that you can close on your home as quickly as possible. With this process, it won’t be long before you get to the good part – living in your brand new home!

 

Here is our Seven Step Process:

 

1) Select a Floor Plan and Submit a Pre-qualification Letter

 

At Sego Homes, we have 12 floor plans to choose from in the communities of Lake & Lake at Daybreak, Urban Townhomes at Daybreak, and Vermillion at Daybreak. Each townhome offers 2 or 3 bedrooms with spacious, thoughtfully-planned interiors, 1 or 2-car garages, and options for sun-splashed roof decks. We know you’ll find a plan that fits your lifestyle!

 

Due to high demand and limited inventory in all our communities, once you select your floor plan we ask that you submit a pre-qualification letter in order to be placed on our buyer list. As soon as a home site is released we will contact those on the wait list in the order they joined.

 

2) Sign an Offer and Submit a Deposit

 

Here, there are no bidding wars. Once a home site becomes available, sign an offer and submit a $2,000 earnest money deposit, and we’ll hold the home for you until your financing is complete. It’s that simple. The $2,000 will be held in escrow by our brokerage firm and will go toward your down payment for the home. 

 

3) Qualify with a Lender

 

Once your offer is accepted and you are under contract, you have 5 business days to get a preliminary loan approval. We are happy to refer you to our preferred lenders, whom we trust to collect all the appropriate documents and expedite the financing process, or you may use your own lender. 4) Choose Your Options and Place a Construction Deposit

 

Now’s the fun part! You will work with our expert designers to select the features and finishes that will make your new home so special. Choose paint colors, cabinets, countertops, flooring, fixtures, and more to personalize your new home to your exact taste and style. Through our renderings, you’ll start to see your home come to life! Once you’ve made your choices, you’ll also be asked to place a construction deposit that allows our team to begin ordering the products for your home. The construction deposit is $1500 if you use our preferred lender or $3,000 if you choose a different lender.

 

5) Walk-through, Final Inspection, and Home Orientation

 

Once your home is complete, you’ll have the opportunity to walk through it to make sure everything meets your expectations. Our project manager will walk with you and do a final inspection, making note of anything that needs to be addressed. He or she will give you a home orientation at this time, so that you know how to maintain all of your brand new, energy-efficient and smart home systems. 6) Sign-off and Closing

 

Once your new home has been built and personalized to your liking, you will sign off that it’s complete and we will schedule your closing date.

 

7) Record, Fund, and MOVE IN!

 

Once closing is complete, we will record the title in public records. As soon as funding goes through (typically 24-48 hours after closing), you will get the keys to your new home! From there, you’re completely on your time, free to enjoy your new Sego home and the awesome new lifestyle that comes with it.
