The Five Things to Look for When House Hunting

For sale sign in front of houseWhether you are hunting for your first home, dream home, or simply a new home, there are a few key things to look for in each house before signing the papers and closing the deal. While it can be easy to fall in love with a home, you do not want to fall prey to a money pit.

Before making an offer, here are five things to look for when buying a home:

1. Location

One of the most important aspects to house hunting is location. Location determines your home’s safety, it’s resale value, and your happiness. A beautiful home in a rundown neighborhood can eventually wear on you, as the neighborhood may feel less and less safe, which will also directly effect the resale value of your home. Additionally, if the neighbors surrounding your home are less than friendly or courteous, you may find yourself unhappy. When it comes to location, look for community-centered neighborhoods, such as the Daybreak homes for sale in Utah. These types of communities put people and family first.

2. Property

Another aspect to consider are the situational factors of the property itself. Is the home sitting on a hill? And if so, how is the drainage? If the hill does not have proper drainage, during a heavy rainstorm or snowstorm, there could be a large mudslide that could damage your home.

Properties that emphasize community can also be a great choice for many individuals. Communities with homes built closer together encourage social get-togethers, friendship, and activities spent together with families and neighbors.

3. House/Property Size

A large home on sprawling property can look extremely appealing. More bedrooms offers more space; however, consider the amount of work and time it will take to keep the house looking nice. Plus, the bigger the space is, the more you will have to pay in utilities.

While having land seems like a welcomed amenity, if you are not a fan of yard work, or do not want to spend money on a landscaping service, the extra property can soon turn into a chore. Consider low maintenance or even maintenance free yards; this can be an excellent choice for those that are unable to spend countless hours completing yard work.

4. Kitchen

If the kitchen is an important area to you and your family, do not settle for a less than ideal space.  While outdated or broken appliances can easily be replaced, if the kitchen is in complete disrepair, remodeling the kitchen can be costly. Replacing broken cabinets or chipped countertops can take both time and money, which should be kept in mind as you are house hunting.

5. House Storage

While there are plenty of things that can be replaced in a home, one thing that is very difficult to replace or fix is the amount of storage a home has. Though it might not seem like a big deal now, be sure your new home has enough storage for your needs.

While searching for your next home, keep these tips in mind so you will end up with a home you love.
